What does MVHR installation cost in the UK in 2026?

Mechanical Ventilation with Heat Recovery (MVHR) is a whole-house ventilation system that extracts stale, moist air from kitchens and bathrooms and replaces it with fresh, filtered air from outside — recovering up to 90% of the heat in the process. It is the gold standard for air quality and energy efficiency in well-insulated homes.
MVHR is particularly popular in new builds and high-spec retrofits, and is increasingly specified in Passivhaus and EnerPHit projects. It is not suitable for older, draughty homes where air leakage is high — the building envelope must be reasonably airtight for MVHR to work effectively.
Installed costs for a typical UK home (3–4 bedrooms) range from £2,500 to £8,000, depending on the unit specification, number of rooms served, and ductwork complexity. VAT is 0% on MVHR systems installed in qualifying dwellings.

MVHR costs in the UK depend on system size, duct layout, and whether the property is new build or retrofit.

Why do prices vary?
- New build vs retrofit: New build MVHR is straightforward and cost-effective. Retrofit installations in existing homes are more complex, requiring ductwork to be hidden in ceiling voids, under floors, or in dedicated chases.
- Airtightness of the building: MVHR is only effective if the building has an air permeability below 5 m³/m²/hr (ideally below 3). Very draughty older homes are not suitable candidates.
- System size: Larger homes or those with more rooms requiring ventilation need higher-capacity units with more duct runs, increasing both material and labour costs.
- Unit specification: Premium units (Zehnder, PAUL, Systemair) offer higher heat recovery efficiency and quieter operation. Budget units may suffice for smaller applications.
- Commissioning and balancing: Proper commissioning (balancing airflows to each room) is essential for performance and Building Regulations compliance. Expect £200–£500 for independent commissioning.
- Summer bypass: Units with summer bypass allow cool night air through without heat recovery, preventing overheating in warm weather. This feature adds £100–£300.
Subsidies & incentives
MVHR installation benefits from 0% VAT under the Energy Saving Materials relief (since April 2022). No standalone grant exists specifically for MVHR, but it may be included in whole-house retrofit projects funded through the Warm Homes Local Grant or local authority energy efficiency programmes. In Passivhaus certified new builds, MVHR costs are typically included in the overall build specification.
